Whether you're selling FSBO, off-market, or completing a private real estate transaction, California Closing Concierge manages the administrative side of the deal — including disclosures, escrow coordination, paperwork, and critical deadlines — so you can focus on the sale while keeping more of your equity.Flat Fee. California Closing Concierge provides administrative transaction coordination services and does not represent buyers or sellers as a licensed brokerage.
Many California home sellers — whether selling FSBO, off-market, or through a private sale — discover that the real challenge isn’t the agreement between buyer and seller. It’s navigating the transaction process that follows. California real estate transactions are complex by design and often involve:
Missing even one step can delay or derail a closing.
California Closing Concierge handles the administrative side of the transaction so buyers and sellers can focus on completing the deal.
Transparency is the foundation of this service. We operate within a clearly defined scope — maximizing the value we provide while keeping everything 100% compliant with California real estate law.
These activities require a real estate license and are outside our scope. This keeps our service 100% legal and our fees low.
Why this matters: By staying within these boundaries, we can provide professional transaction coordination at a fraction of the cost of a full-service agent — while keeping everything fully compliant with California law.
We've designed a streamlined, four-step process that keeps you in control of your sale while we handle the complex administrative work.
Start with a $1,000 deposit to initiate your transaction coordination file. This is applied toward your total $4,000 flat fee.
Market your property or negotiate your private sale independently. We do not represent you or your buyer — this step is entirely yours.
Once you have an agreement, we manage disclosures, timelines, documents, and escrow coordination — keeping everything organized and on track through closing.
The remaining $3,000 balance is paid through escrow only when the transaction successfully closes. No out-of-pocket payment beyond your opening deposit.

California real estate transactions involve dozens of deadlines, disclosures, and contingency periods. Missing even one can cost you the deal — or expose you to legal liability. We track every date so you don't have to.
Our coordinator holds a California real estate license and a Transaction Coordination certification, with a background in law firm management and business administration. You're in expert hands.

California Closing Concierge was created to support private real estate transactions — including FSBO, off-market, and direct buyer-seller deals — where the biggest challenge isn’t finding a buyer, but navigating the closing process that follows.
California real estate transactions involve strict documentation requirements, multiple parties, and critical deadlines. Without a professional coordinating the process, it’s easy for details to fall through the cracks.
Your coordinator brings hands-on experience in real estate transaction management, document coordination, and administrative oversight, helping ensure that disclosures, timelines, and escrow communication stay organized from contract to closing.
